Business Analyst - Real Estate Valuations & Modeling

<ul><li>Build, maintain, and audit <strong>complex real estate financial models</strong> (DCF, IRR, sensitivity analyses, waterfall structures) in <strong>Excel</strong> to evaluate new acquisitions, developments, and asset repositioning.</li><li>Create and manage <strong>dashboards and reporting tools</strong> using <strong>Power BI</strong> for portfolio performance, investment tracking, and decision support.</li><li>Conduct <strong>property and portfolio valuations</strong>, market research, and benchmarking analysis to support strategic recommendations.</li><li>Collaborate with asset management, acquisitions, finance, and development teams on financial feasibility studies and investment presentations.</li><li>Analyze operating and financial data from <strong>Yardi</strong> and other internal systems to identify trends, risks, and opportunities.</li><li>Assist with investor reporting, pitch decks, and due diligence for capital raises or dispositions.</li><li>Stay current with Toronto/GTA real estate trends, economic factors, and industry best practices.</li></ul><p><br></p><p><strong><u>Qualifications:</u></strong></p><ul><li>Minimum <strong>5 years of experience</strong> in real estate investment, finance, private equity, or asset management, with a focus on modeling and analysis.</li><li>Advanced proficiency in <strong>Microsoft Excel</strong> including nested formulas, macros, and dynamic financial modeling.</li><li>Strong experience with <strong>Power BI</strong> for data visualization and business intelligence.</li><li>Familiarity with <strong>Yardi</strong> or similar property management/accounting platforms.</li><li>Solid understanding of <strong>real estate valuation methodologies</strong> (income approach, comparables, cost).</li><li>Post-secondary degree in <strong>Finance, Real Estate, Accounting, Economics</strong>, or a related field.</li><li>Professional designation or progress toward <strong>CFA</strong> or <strong>FRM</strong> strongly preferred.</li><li>Exceptional attention to detail, communication skills, and ability to work in a fast-paced environment.</li></ul><p></p>
